New construction marketing that starts the day you break ground.

A page for every home you build, written so buyers and AI search can find it. Start while the lot is still dirt, or now if the home is already finished. Live within 7 days.

15 home pages live in Eagle, Boise and Kuna, each with measured distances to groceries, parks and schools. Open any of them before you call.

Illustration built from real pages on this site, not real search results. Distances are from each home's page, measured October 2026. These homes are for sale by their builders; showing them doesn't mean those builders work with us.

How buyers search

Buyers search for what's nearby. Most builder pages don't say.

Buyers don't search for a floor plan. They search for new builds near a grocery store, near trails, away from busy roads. Some ask an AI tool about a place, then ask what's for sale near it. We read 19 Boise-area builder and listing pages on October 23 and 24, 2026, and counted how many could answer. Then we built our home pages to answer them.

Where are good walking trails near Eagle, Idaho?

Eagle Island State Park, just west of Eagle, is a popular pick for walking trails.

Any new construction homes near there?

Yes. 3475 W Parodin St is a new single-level home in Whitehurst, about 0.9 miles on foot from Eagle Island State Park, roughly a 19-minute walk. Here's its page:

Big builders do some of this well. One national builder's community page lists about 50 distances, and 3 of 5 big-builder pages let buyers compare exterior styles or finishes. None of the 19 pages could answer all four of these searches.

Bring an address. Buyers find the catch either way. On your page, they read it before the showing. On the call we check what a buyer can find about your home today against these four searches.

Check my homes

Counts: our read of 19 public Boise-area pages on October 23 and 24, 2026: 5 big-builder community pages, 6 small-builder pages and 8 listing pages for Boise-area homes (4 new builds, 4 resales). A page counted only if it named the place and gave a mile or minute figure, or stated a tradeoff as one. Words like "near" did not count. The searches and the AI exchange show how buyers phrase these questions; they are not recorded results. Answers are quoted from our live home pages: distances are OpenStreetMap routes measured October 2026, except highway distances, which are straight-line, and traffic counts are 2025 figures from the Idaho Transportation Department. These homes are for sale by their builders; showing them doesn't mean those builders work with us.

Tradeoffs, on the page

Buyers can repaint a kitchen. They can't move a freeway.

So every home page gives the nearest highway and how busy it is, plus the tradeoffs a buyer should know, measured and dated next to the home's strengths. Buyers who book a tour already know, so the showing confirms the page instead of surprising them.

What buyers want nearby

Groceries, parks and trails. Buyers want them close.

When NAHB had more than 3,000 U.S. home buyers rate a list of community features, the top three were all places near the home.

How it works

Breaking ground, or already finished?

Either way, the clock is running. The sooner buyers can find the home, the longer it is in front of them before anyone talks about a price cut.

  1. A page for every home

Photos, facts, the price, schools, a tour form, and plain answers to the questions buyers ask, marked up for search and AI tools.

  2. What's near, measured

Groceries, parks and daily drives, measured by road or path, dated and mapped. Nearest highway on the example: State Highway 69, about 15,500 vehicles a day (ITD, 2025).

  3. Feature pages

If a home has a feature buyers search for, like an RV garage, it also goes on a page built for it, with bay sizes side by side and each city's RV parking rules.

  4. Search and AI tools

When a page goes live, we send it to Bing and list it in the sitemap Google reads. Our robots.txt allows ChatGPT's and Perplexity's crawlers by name.

  5. One lead list

Every tour request lands in one list: the home, the buyer's move timeline, whether they have an agent, and the referring site when the browser shares it.

  6. A report every month

Tour requests by home and source, and dated screenshots of what Google, Bing and AI tools show.

FAQ

Questions builders ask

What does it cost?

It depends on how many homes you have and where each one is in the build. The marketing is a flat fee, paid before work starts, and Justin's listing terms are separate. We go through it on the call and put it in writing before anything starts.

Do you work with small builders?

Yes. Smaller builders and developers are the focus: teams with a handful of homes or one community at a time, who need marketing that works as hard as a big builder's.

What is Build in Idaho?

Build in Idaho is new construction marketing and sales for builders in the Boise area. Justin Murillo, a REALTOR® with Amherst Madison, and his marketing team build a page for every home that buyers, Google, and AI search can read, with measured distances to daily life. Justin represents the sale.

How fast is the site live?

Within 7 days of starting, fully built: a page for every home, the feature pages, photos, tour forms, and the setup with Google and Bing.

Do you guarantee rankings or AI answers?

No. No one can, Google included. Google says crawling a new page can take a few days to a few weeks. Ranking for specific searches builds over weeks to months. That is why we start before the house is built, and why you get a report every month showing what happened.

My home is already finished. Is it too late?

No. We put a full page for the home live within 7 days. A search like "RV garage homes in Eagle" is narrower than "homes for sale in Boise," so a page built for it can start showing up in weeks to months, not another year.

How do you measure what's near a home?

We route most places with OpenStreetMap, by road or path, and every page says how and when it was measured, including where routes start when they can't start at the house. A few distances, like a playground across the street, are straight-line, and so is every highway distance, which comes with the state's latest daily traffic count.

Who represents the sale?

Justin Murillo, a REALTOR® with Amherst Madison. Build in Idaho is his new construction practice, and his marketing team builds and runs the pages.

Which areas do you cover?

Boise and the surrounding Treasure Valley, including Meridian, Eagle, Star, Kuna, and Nampa.
