Start marketing the day you break ground.
A home built for sale in the West takes about six months to finish, and most of the search starts when the house is done. We start the day you break ground, so buyers searching for what your home has can find it while it's going up.
Illustration, not real search results. Buyers ask for exactly what they want, and your home is the answer. These homes are for sale by their builders; showing them doesn't mean those builders work with us.
How does Build in Idaho work?
We build a page for each of your homes when it breaks ground, or right away if it's already finished. Each page is written so Google and AI search can read it, and so buyers searching for its features find it. Justin Murillo, a REALTOR® with Amherst Madison, represents the sale, and you get a report every month.
Fewer than half of new homes sell before they're finished.
Buyers used to find new homes while they were going up. Now most of the search starts when the house is done, and in Ada County new construction is taking more than twice as long to sell as a resale home.

There's already an audience for your home.
Buyers don't search for a builder. They search for a place, and for the home they want in it. We sorted what buyers type into the kinds of homes you build. These are searches every month, counting only buyers looking to buy.

Buyers here lead with the place and add the feature second. "Single-level new build in Eagle." "RV garage home in Kuna." Those searches are too specific for keyword tools to count, and almost nobody builds a page for them. A page built for exactly that search doesn't have to fight anyone for it.

Breaking ground, or already finished?
Start wherever your homes are today. Cost depends on how many homes you have and what each one needs, and we go through it on a call.
Head Start
Your home is findable for the whole build, so buyers can find it before it's finished.
- A page for the home goes live at groundbreaking, with the plan, the lot, the finishes, and the features
- Listed on the feature pages buyers browse, like RV garage homes and single-level homes
- Updated as the house goes up: progress, price, and move-in timing
- An interest form, so early buyers land on one list
- When it's finished, new photos and video go on the page and the MLS listing
- A report every month
Best time to start: at permit or groundbreaking. The earlier the page goes up, the more time buyers have to find it.
Fast Track
Your finished home gets its own page, built for the searches buyers type today, like RV garage or single-level in Eagle.
- An audit of the pages buyers find for your home today, scored for Google and AI search
- A full page for the home, live within 7 days
- Added to our feature pages and city pages the same day
- Sent to Bing and added to the sitemap Google reads, the day it goes live
- A tour form that feeds one lead list
- A report every month
Best time to start: before the next price cut. A cut is permanent. A page keeps working.

Your site goes live
Fully built: a page for every home, the feature pages buyers browse, photos, and tour forms.
Google and Bing, handled
Every page goes to Bing and into the sitemap Google reads, and stays open to AI tools like ChatGPT. You don't touch any of the tech.
Kept current
Progress, finishes, price, and move-in timing stay up to date. Buyers who ask go on your interest list.
Your report
Visitors, tour requests, and where buyers came from, in plain numbers.

Your home, wherever buyers ask.
Buyers search Google, and more of them ask AI tools like ChatGPT. Every page we build is open to all of them and written in plain answers they can repeat back.
The listing pages we audited for one Boise community in October 2026 blocked AI tools from reading them at all. No one can guarantee a ranking, Google included. But a page these tools can't read never shows up in their answers.

What does another month cost?
Change the numbers to match your home. The starting numbers are a median-priced new home in Ada County with a typical spec construction loan.
One 6% price cut on this home costs as much as 12.7 months of carrying costs.

Questions builders ask about how it works
How long until my home shows up in Google or AI answers?
Google says crawling a new page can take a few days to a few weeks. Ranking for specific searches builds over weeks to months, and no one can guarantee it, including Google. That is why we start at groundbreaking: the waiting happens while the house is being built.
Can you market a home that isn't built yet?
Yes. The page goes up with the plan, the lot, the finishes, and the features, and we update it as the house goes up. Buyers who find it early go on your interest list.
My home has been listed for months. Is it too late?
No. A search like "RV garage homes in Eagle" has far less competition than "homes for sale in Boise," so a page built for it can start showing up in weeks to months, not another year. The full site is live within 7 days.
How fast is the site live?
Within 7 days of starting, fully built: a page for every home, the feature pages, photos, tour forms, and the setup with Google and Bing.
What does it cost?
It depends on how many homes you have and which starting point each one needs. The marketing is a flat fee, paid before work starts, and Justin's listing terms are separate. We go through it on the call and put it in writing before anything starts.
Who represents the sale?
Justin Murillo, a REALTOR® with Amherst Madison. Build in Idaho is his new construction practice, and his marketing team builds and runs the pages.
